The 5 Steps To Getting An Investor Visa In Dubai
October 18, 2023
If you're considering investing in UAE real estate, you're in for a world of opportunities!
Not only do you get to own prime property, but you also unlock a treasure trove of perks like setting up a local bank account, launching your own business, and fast-tracking those Schengen or American visa dreams.
So, let's dive into the roadmap to becoming an official Emirates resident - it all starts with that golden resident visa.
➤ Step 1. Choose Your Visa Type
Investors, you've got options! Opt for a 10-year or a 2-year visa. Snagging a 10-year residency requires an investment in a property starting at $550,000. If you're eyeing that 2-year visa, a project worth about $205,000 will do the trick. Foreign investors, please note: mortgages are off the table for you, so it's the off-plan scheme route for property purchase.
➤ Step 2. Seal the Deal and Register Your Property
Next up, let's get your property in your name. You'll need these documents in your arsenal:
✓ OQOOD Certificate of Ownership
✓ Title Deed/Pretitle Deed Certificate of Ownership
✓ SPA sale and purchase agreement
✓ Bank account statement
➤ Step 3. Kickstart Your Resident Visa Application
Fire up the application process, and you can even do it remotely through the Dubai Land Department. Processing times vary from 3 to 20 days. On top of those real estate documents, you'll need to provide 2 years of medical insurance coverage, a valid passport, and a passport-sized 3x4 photo with a white background.
➤ Step 4. Pass That Medical Check
Once your application gets the green light, the Dubai Land Department will hook you up with a list of clinics for a medical check. This involves a blood test and a chest X-ray.
➤ Step 5. Submit Your Biometrics
Just a bit further to go! Before you get your shiny Emirates ID, you'll need to provide your fingerprints. Expect an invite for biometrics collection around 20 days after your resident visa's approval.
So that’s an overview of the process.
