For homeowners in Dubai grappling with setting a rental value for their properties, the DLD lease valuation service provides a solution. This service allows property owners to ascertain the actual value, particularly for vacant properties, in accordance with law number 43 of 2013.

In instances where landlords seek a rental increase during renewal, tenants armed with the DLD lease valuation certificate can challenge the notice and file a rental complaint in Dubai. The Rental Dispute Committee (RDC) intervenes to provide a judgment.

Rent Increase Guidelines:

Landlords are restricted to requesting rental increases based on the RERA rent calculator, allowing a maximum annual increase of 10 to 15%. However, some landlords prefer the accuracy of lease valuation over the RERA calculator, as the rental value is determined through mutual agreement between landlords and tenants.

Therefore, homeowners can leverage the DLD property lease valuation to find an accurate rental value aligned with market trends.

REQUIRED DOCUMENTS FOR PROPERTY LEASE VALUATION

Applicants need to submit property photos and Dubai municipality drawings through the REST app or Ejari portal to request for valuation of property lease

Whether you own an apartment or a villa in Dubai, the property lease valuation can be requested through Ejari (DLD website) or the Dubai Rest mobile application. Applicants are required to submit the following documents:

For Ejari Requests:

  • Property photos
  • Dubai municipality drawings
For Dubai Rest Application:
  • Property photos
  • Dubai municipality drawings
  • Power of attorney (In case of a legal representative)

For Inheritors:
  • An authorization letter from the court
  • Copies of the Emirate IDs and passports of all heirs
  • Tenancy contract number for Ejari registration certificate information (When a tenant is applying)

PROPERTY LEASE VALUATION REQUEST PROCEDURE

Select the property type, fill the information and pay fee to obtain lease valuation

Whether applying through the Dubai Land Department's website or the Dubai Rest app, the procedure remains straightforward:

  1. Select the type of property for obtaining rental value.
  2. Fill in complete information required regarding the property.
  3. Submit the required documents.
  4. Accept the service terms and conditions.
  5. Request the lease valuation certificate.
  6. Pay the required fees after the approval of the property lease valuation request.

Upon completion of these steps and payment, applicants can expect to receive the property lease valuation certificate within seven working days.

Landlords have to pay fees to complete the lease valuation request

Applicants requesting the property rental value certificate are subject to the following fees:

  • AED 2000 per unit (with a maximum limit of AED 10,000)
  • Knowledge Fees: AED 10
  • Innovation Fees: AED 10

Payment methods include Noqodi, debit, or credit cards.
